a. No damage is done to the unit or its contents.
b. No charges are incurred due to pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in the dumpster. All soiled dishes are placed and in the dishwasher and dishwasher is started prior to leaving.
d. All keys are returned to the lockbox and left on the kitchen counter and all windows and doors are locked. ($25.00 charge for lost keys).
e. The gas burning fireplace is turned off.
f. No linens are lost or damaged.
g. No early check-in or late check-out (without prior arrangement).
h. The renter is not evicted by the owner (or representative of the owner), local law enforcement or complex’s management association.
The guest is responsible for any expenses that result from damage or disruption during their stay. All expenses shall be paid to the manager/owner and shall be recovered through legal means.
· PAYMENT- An advance payment equal to 50% of the rental rate is required sixty (60) days before arrival. (One hundred twenty [120] days for monthly rentals). The advance payment will be applied toward the rent. Please make payments in the form of:
Personal Check, Traveller’s Checks, Bank Checks or Money Orders

The advance payment is not a reservation/security deposit. The balance of rent is due fourteen (14) days before your arrival date.
CANCELLATIONS- A sixty (60) day notice is required for cancellations. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay that are made within sixty (60) days of arrival will forfeit the full advance payment and reservation/damage deposit. Cancellation or early departure does not warrant any refund of the rent or deposit.
MONTHLY RESERVATIONS- Monthly renters must cancel one hundred twenty (120) days prior to the arrival date. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to the arrival.
· MAXIMUM OCCUPANCY- One Bedroom maximum guests are four (4). There are no exceptions.
· MINIMUM STAY- This property requires a three (3) night minimum stay. Unless arranged with the manager. Longer minimum stays may be required during holiday/peak periods. If a rental is taken for less than three (3) nights, the guest will still be charged the three (3) night rate.
· CLEANING FEE- Guests who book for at least five (5) nights will not incur a cleaning fee. Guest who book for less than five (5) nights will incur a cleaning fee in the amount of: 1 Bedroom $50.00.
· INCLUSIVE ITEMS- This property includes at least eight (8) sets of towels. Bathroom and kitchen supplies such as: toilet paper, soap, trash bags, paper towels etc… Dinnerware/flatware for eight and all cooking utensils and pots/pans. You will also find dry goods such as spices etc… as well as dish liquid and laundry detergent for the full size washer and dryer inside the condo.
· MAID SERVICE- There is NO daily maid service. While linens and towels are included in the unit maid service is not included. If you desire a mid week cleaning and linen change, this is available for an additional $40.00 and can be arranged at any time prior to check-in. If towels are removed from the unit to be used at the community hot tub please remember to bring them back to the unit. Thanks for your cooperation with this.
· RATE CHANGES- Rates are subject to change without notice and are not confirmed until the booking is made and reservation/security deposit received.
· FALSIFIED RESERVATIONS- Any reservations obtained under false pretense will be subject to forfeiture of any advance payment, deposits and/or rental money. Additionally the party will not be permitted to check-in.
· WRITTEN EXCEPTIONS- Any exceptions to the above mentioned policies must be approved in advance and in writing.
· PARKING- The unit has one (1) parking space. A pass is not required.
· TRANSPORTATION- The Steamboat Springs Transit SST- Free bus system. SST has two stops convenient to the condo. Both are located on Pine Grove Rd. One directly in front of Ski Haus/Safeway (this is probably more convenient as it’s a shorter distance and flatter walk). The second is directly in front of the main entrance to the Pines Condos on Pine Grove Rd.
· WEATHER POLICY- Weather is beyond anyone’s control and no refunds will be made for any weather that may be unsatisfactory ie: lack of snow or poor snow conditions.
This is someone’s vacation home. By renting you agree to treat this home with respect and behave in a responsible manner.
Your signature on the Vacation Rental Booking Form implies agreement with the
terms of this rental policy.
